Nine in 10 families in China own a home. But is the property-owning dream being tested?

For the past three decades, China has been a nation of homeowners. The country's rapid urbanization and economic boom turned property ownership into a near-universal aspiration and, for many, a reality. Official data has long shown that roughly nine out of every 10 urban families own at least one home, a figure that rivals or exceeds many developed nations. This statistic has been a point of pride, a sign of stability, and a foundation for household wealth.

But that foundation is now trembling. A prolonged slowdown in the economy and a severe, ongoing crisis in the real estate sector are putting the property-owning dream to the test. The very asset that families counted on for security has become a source of anxiety. Home values have fallen in many cities, leaving owners with less equity. Developers, including giants like Evergrande, have defaulted on debts, leaving thousands of buyers with unfinished apartments and mortgages they still have to pay.

The question is no longer just about owning a home, but about the value of that home. For many Chinese families, their apartment is their single largest investment. As prices stagnate or drop, consumer confidence wanes. People are saving more and spending less, which further slows the economy. The government has tried to stabilize the market with lower interest rates and relaxed buying rules, but the recovery has been slow and uneven.

The dream of owning a home in China is not dead, but it is certainly being tested. The era of ever-rising prices and easy wealth from real estate appears to be over. For the 90 percent who already own, the challenge is now protecting that wealth. For those who have not yet bought, the question is whether taking on a huge mortgage is worth the risk. The nation of homeowners is learning that owning a home is not the end of the journey, but the beginning of a much more complicated one.
