Seasoned investors emphasize that the rule is a starting point, not a guarantee. It is particularly useful in certain mid-western and southern markets, while being notoriously difficult to achieve in high-cost coastal cities. The rule does not replace thorough due diligence, which must include a detailed analysis of local market conditions, property condition, and precise operating costs.
