Start by checking your credit score. This number will heavily influence the interest rate you are offered on a mortgage. A higher score can save you thousands of dollars over the life of the loan. If your score is lower than you would like, spend a few months paying down credit card balances and making all payments on time. Next, figure out your total budget. Do not just look at the purchase price. You need to account for property taxes, homeowners insurance, closing costs, and ongoing maintenance. Many experts suggest having a separate savings cushion for unexpected repairs like a broken water heater or a leaky roof.

Another common mistake is getting pre-approved for a loan before you start house hunting. A pre-approval letter from a lender tells sellers you are a serious buyer and gives you a clear picture of what you can afford. However, remember that the pre-approval amount is not necessarily what you should spend. Lenders often approve you for more than you are comfortable paying each month. Stick to a monthly payment that leaves room for your other life goals, like retirement savings or travel.

Finally, do not skip the home inspection. It might be tempting to waive it to make your offer more attractive, but that can be a costly gamble. A good inspector will find issues you cannot see, and that knowledge gives you power to negotiate or walk away. Buying a home is a marathon, not a sprint. Take your time, ask questions, and trust your instincts. With the right preparation, you can walk into your new front door with confidence instead of stress.
