The Real Risk in Alexandria Real Estate Was Never the Low Price

Alexandria Real Estate Equities has become a painful holding for many investors. Shares of the life sciences landlord have fallen roughly 75 percent from their peak, and the decline has sparked a familiar debate about whether the stock is now a bargain or a value trap. The more useful question is not whether ARE looks cheap at $51. It is why the risk was obvious at $220.

The problems facing the company are not mysterious. During the pandemic boom, life sciences tenants expanded aggressively, and developers rushed to build lab space to meet demand. That wave of construction has now collided with slower funding for biotechnology companies and a pullback in leasing. At the same time, higher interest rates have raised the cost of capital and pressured valuations across commercial real estate. Alexandria sits directly in the path of both trends.

The bull case rests on supply. New lab construction has slowed sharply because financing has become expensive and lenders are cautious. If demand from established pharmaceutical and biotech tenants holds steady while new supply dries up, occupancy and rents could stabilize. Alexandria also owns well-located campuses in markets like Boston, San Francisco and San Diego, which are difficult to replicate.

That does not make the stock a sure winner. Tenants are still consolidating, and some sublease space continues to weigh on rents. But the setup today is very different from the setup at the top. At $220, investors were paying for endless growth in a sector that was already overheating. At $51, the market is pricing in sustained weakness. The risk has not vanished, but it has moved from the price to the execution.
