Student housing is more than accommodation. It is critical infrastructure supporting students and enabling university growth, explains Nick Porter of The Dot Group.
Porter argues that the purpose built student accommodation sector is entering a new phase. Past performance, while strong, will be dwarfed by future returns as demand continues to outpace supply in key university cities. The fundamentals behind this shift are straightforward. Student numbers keep rising, especially among international cohorts, while the pipeline of new beds has slowed due to planning constraints, construction costs and tighter financing.
This imbalance creates pressure on universities and local markets alike. Without adequate housing, institutions struggle to attract and retain students, and local rental markets absorb the overflow, often pushing rents higher for everyone. Porter frames PBSA not as a speculative asset class but as essential social and economic infrastructure. Well designed, well managed student housing supports academic outcomes, reduces strain on surrounding neighborhoods and strengthens the relationship between universities and their cities.
Investors are starting to price this in. Long term income streams, resilient occupancy and the defensive nature of the sector make it attractive in uncertain economic times. Porter suggests the next decade will reward operators who focus on quality, affordability and genuine partnership with universities, rather than those chasing short term gains. The future of PBSA, he concludes, is less about bricks and more about building the conditions for education to thrive.
