Status update: 6 Upstate commercial real estate projects

Construction and planning activity continues across the Upstate, with six notable commercial real estate developments moving forward at different stages. From the heart of downtown Greenville to the edges of Spartanburg, these projects reflect a mix of new builds, adaptive reuse, and expansions that are reshaping the local landscape.

In downtown Greenville, the former county office site near Falls Park is seeing foundation work for a mixed-use tower that will combine ground-floor retail with upper-level office space. Developers report that steel framing should begin within the next month, with a projected completion in late next year. The project has drawn interest from several regional banks and a national coffee chain looking to anchor the retail portion.

Further north along the I-85 corridor, a logistics park in Greer has added two warehouse buildings totaling nearly 400,000 square feet. Both structures are already pre-leased to a third-party fulfillment operator and an automotive parts supplier. Site work for a third building, including stormwater retention and truck court paving, is underway with a targeted finish by the third quarter.

In Spartanburg, the old Beaumont Mill complex is undergoing a phased renovation. The first phase, converting the historic weaving room into 50,000 square feet of creative office space, is about 70 percent complete. Interior demolition is done, and crews are now installing new mechanical systems and restoring the original timber ceiling. A separate phase for a food hall and event space is still in the design review process with the city.

West of downtown Greenville, a small retail strip on Augusta Road has broken ground. The two-story building will house a pharmacy and a dental clinic on the ground floor, with three medical offices above. The developer expects the shell to be enclosed by early summer, with tenant fit-outs running through the fall.

In Mauldin, a former big-box store is being converted into a self-storage facility and a small business incubator. The storage portion is already open, and the incubator side is being subdivided into 12 flexible units ranging from 400 to 1,200 square feet. The city approved a facade grant to help with the exterior refresh, which includes new paint, signage, and landscaping.

Finally, in Simpsonville, a planned commercial campus near the new interchange is moving through permitting. The first phase calls for two pad-ready restaurant sites and a 10,000-square-foot retail building. Grading permits are expected within weeks, and the developer is in talks with a fitness franchise for a third pad. No official opening dates have been set, but the goal is to have the first tenants move in by mid-2026.

the Upstate market remains active despite higher borrowing costs. Most of these projects are either fully funded or backed by pre-leases, which has kept construction on schedule. Local officials say the mix of industrial, office, and retail space should help meet demand across different sectors.
