At HousingWire's AI Summit, two industry leaders took direct aim at Google's expanding role in the home search space. Dan Snyder, CEO of mortgage lender Lower, and Chris Rediger, CEO of property analytics firm HouseCanary, shared the stage to discuss how artificial intelligence is reshaping the way people find homes. Their conversation quickly turned to the tech giant's recent push into real estate tools, and neither held back.
Snyder said Google's entry into the market feels less like innovation and more like a land grab. "Sounds like competition to me," he said, pointing out that the company already controls a massive share of online search traffic. If Google starts offering deeper listing data or mortgage calculators directly in search results, he argued, it could pull users away from dedicated real estate platforms before they ever reach a lender or agent.
Rediger agreed but added a layer of nuance. He noted that Google has the data and the distribution to change consumer behavior overnight. The real question, he said, is whether the company will build genuine tools or simply use real estate as another way to keep people inside its ecosystem. He warned that smaller players in the industry need to focus on proprietary data and customer relationships rather than trying to outspend a trillion-dollar competitor.
The panel also touched on how AI could improve home discovery beyond simple listings. Rediger highlighted the potential for predictive models that match buyers with neighborhoods based on commute, school quality, and lifestyle preferences. Snyder pushed for more transparency in how AI generates recommendations, especially when it comes to mortgage pre-approval and pricing.
Both executives agreed on one thing: the next few years will separate companies that use AI to solve real problems from those that just slap a chatbot on a website. And with Google now in the room, the pressure to deliver something truly useful just went up.
