Senators Press FTC on Real Estate Lead Routing and Private Listings

Senators Press FTC on Real Estate Lead Routing and Private Listings

Two U.S. senators are asking the Federal Trade Commission to examine how real estate listing sites route buyer leads, steer consumers toward lenders, and handle private or off-market listings. The request comes as the median home price sits at $440,600, a figure that keeps affordability at the center of the housing debate.

The lawmakers argue that the practices deserve scrutiny because they can shape which homes buyers see and which financing options they are offered. Lead routing, in particular, determines which agents receive inquiries from prospective buyers, and critics say the process is often opaque. Lender steering raises separate concerns, with questions about whether consumers are being pointed toward affiliated mortgage services rather than the best available options.

Private listings also drew attention. Off-market properties can limit exposure and complicate price discovery, and the senators want the agency to assess whether current rules adequately protect buyers and sellers.

The FTC has not announced whether it will open a formal review. Industry groups have defended their practices, saying lead generation and lender partnerships help connect consumers with agents and financing in a competitive market. Consumer advocates, however, say the request highlights long-standing gaps in transparency that deserve a closer look.
