PulteGroup Inc., a homebuilder based in Atlanta, has filed plans to construct an 80-unit townhome community in north Phoenix. The development is set to rise near the sprawling site of TSMC's $165 billion semiconductor plant, a project that has reshaped the area's economic landscape.
The proposed townhomes will occupy a parcel of land in a rapidly growing corridor north of the city center. According to preliminary filings with local planning authorities, the community will feature two-story units with attached garages, common green spaces, and pedestrian pathways. The builder has not yet released specific pricing or a timeline for construction, but the project signals continued residential demand in a zone transformed by industrial investment.
TSMC's massive facility, which broke ground in 2021 and began production in 2024, has drawn thousands of workers and related suppliers to the region. PulteGroup's latest entry targets middle-market buyers and renters, a segment that has seen rising interest as single-family home prices in Phoenix climb.
