Prudential Financial has confirmed plans to sell two of its three office buildings in Newark, New Jersey, as the company moves to consolidate its workforce into a single location. The decision reflects broader changes in how large employers use office space, with hybrid schedules leaving many buildings underused.
Under the plan, employees currently spread across the three properties will be relocated to Prudential Tower. The company said the shift is meant to make better use of its real estate while keeping its headquarters presence in the city it has called home for well over a century.
The two buildings set for sale have long been part of Newark's downtown skyline. Their future use will depend on the buyers, though the properties could draw interest from developers looking to convert older offices into housing or mixed use space. That trend has picked up in several cities where demand for traditional office space has cooled.
Prudential has not announced a timeline for the sales or named a listing price. A company representative said the consolidation will not change its commitment to Newark, where it remains one of the largest private employers.
The move follows similar decisions by other financial firms that have trimmed their office footprints in recent years. Many are choosing fewer, newer locations that better support collaboration while cutting costs tied to buildings that sit half empty. For Newark, the sales could open the door to new investment downtown, though the loss of daily workers in those buildings may affect nearby shops and restaurants.
