The United States is currently in the middle of what experts call the largest wealth transfer in history, with estimates ranging from 36 trillion to 100 trillion dollars changing hands over the next two decades. While much of that money sits in stocks, retirement accounts, and bonds, a significant portion is tied up in commercial real estate. And unlike a portfolio of shares, a shopping center or office building does not manage itself. It needs leases to be renewed, roofs to be fixed, and tenants to be handled. That makes passing it down a very different challenge.
The biggest mistake families make is waiting too long to talk about it. Many parents assume their children understand the business, or they avoid the subject because it feels uncomfortable. But when no one has discussed the plan, the next generation often finds itself unprepared for the daily demands of property ownership. They may not know how to negotiate with contractors, what to do when a major tenant leaves, or how to handle property taxes and insurance costs.
Communication needs to happen in stages, not in one dramatic meeting. Start by explaining the financial reality of the property, including its debts and operating costs. Then move on to the roles and responsibilities. Who wants to be involved? Who has the time and skill? It is also wise to bring in outside advisors, like accountants and property managers, to give an objective view. The goal is not to force anyone into a role they do not want, but to make sure the transition is planned, not accidental. With careful steps, the property can remain a family asset rather than a source of conflict.
