MRED students present development proposals for Greenville site during annual practicum

Graduate students from Clemson University's Master of Real Estate Development program recently unveiled their detailed development proposals for a prominent site in Greenville. The presentations were part of the program's annual practicum, a hands-on exercise that challenges students to apply classroom theory to real-world projects.

Working in teams, the students analyzed the property's market conditions, zoning constraints, and financial feasibility. Each group crafted a unique vision for the site, ranging from mixed-use residential towers to commercial hubs designed to integrate with the surrounding neighborhood. The proposals included site plans, financial models, and marketing strategies, all presented to a panel of industry professionals and local stakeholders.

The practicum is a capstone experience for MRED students, forcing them to navigate the complexities of land development, including community engagement and risk assessment. Faculty members noted that the Greenville site offered a particularly rich case study due to its location and development potential. While no single proposal will be built, the exercise provides students with a portfolio piece and a deeper understanding of the development process from concept to presentation. The event also fosters connections between the university and the local development community.
