A Longmeadow man is heading to federal prison after admitting to a massive real estate fraud scheme that involved fake rent rolls and forged lease agreements. The scheme, which ran for four years, targeted lenders and investors across multiple properties.
The man was sentenced to several years in prison for his role in the fraud, which prosecutors say totaled around $18 million. Court documents show that he provided false documents to secure financing and investment money. The fraudulent rent rolls overstated the income from properties, while the forged leases made it look like tenants were paying rent when they were not.
The scheme involved multiple properties over the four-year period. The man used the fake documents to convince lenders and investors that the properties were performing well financially. In reality, the properties were generating far less income than what was reported. The fraud allowed him to obtain loans and investments that he would not have qualified for otherwise.
Prosecutors argued that the scheme caused significant financial harm to the victims, including banks and individual investors. The sentence includes a term of imprisonment followed by supervised release. The man was also ordered to pay restitution to the victims.
