The 2026 mid-year report for historic downtown real estate reveals a market in transition, with commercial vacancies dropping while residential prices continue to climb. According to data compiled from multiple listing services and city records, the first six months of the year showed a 4.2 percent decrease in empty storefronts along Main Street and surrounding blocks, marking the first sustained recovery since the post-pandemic slump of 2022.
Leasing activity has been driven largely by boutique hospitality and experiential retail tenants, including a restored 1920s arcade and two independent bookstores. Average lease rates for ground-floor commercial space now sit at $38 per square foot, up 6 percent from the same period last year. However, landlords report that conversion of upper-floor offices to residential units is slowing, partly due to rising construction costs and stricter historic preservation guidelines.
On the residential side, the median sale price for a condominium in a pre-war building reached $725,000, a 9 percent increase year-over-year. Inventory remains tight, with only 1.8 months of supply available. Buyers are competing for properties with original architectural details, such as exposed brick and terrazzo floors. Meanwhile, the rental market for apartments in converted warehouses has softened slightly, with average rents dipping 2 percent as new supply comes online from two recently completed adaptive reuse projects.
City officials note that property tax assessments for historic districts are under review, which could affect investor calculations in the second half of the year. The report concludes that while foot traffic and small business openings are encouraging signs, affordability constraints and regulatory hurdles may temper further gains.
