Dallas’ Crow Holdings seeks $3.25 billion new real estate fund

Dallas-based real estate investment firm Crow Holdings is making a big push into the market with a new fund aimed at raising $3.25 billion. The company has already secured about $1.1 billion in commitments for this latest vehicle, according to recent filings.

The new fund, which has not been given a public name yet, will focus on a range of property types, including industrial, residential, and other commercial assets. Crow Holdings has a long history in the sector, dating back to the Trammell Crow family legacy, and has been actively expanding its investment platform over the past decade.

This fundraising effort comes at a time when many institutional investors are being more selective about where they put their money. Higher interest rates and shifting demand for office and retail space have made some lenders and limited partners cautious. Still, Crow Holdings appears to be finding traction, with the initial $1.1 billion already in hand.

The firm has been a steady player in the industrial and multifamily spaces, which have remained relatively resilient compared to other parts of the commercial real estate market. The new fund is expected to target similar opportunities, with an emphasis on markets that show strong population and job growth.

Crow Holdings has not disclosed a timeline for when it expects to close the fund, but the early commitments suggest that investor appetite for well-managed, diversified real estate strategies is still healthy. The firm manages billions in assets across multiple funds and separate accounts, and this new vehicle is likely to be one of its larger ones to date.

For now, the focus is on building out the portfolio and finding deals that can deliver solid returns in a tougher economic climate. With $1.1 billion already raised, Crow Holdings is off to a strong start.
