Before SoHo, This Building Was at the Heart of New York’s Arts District

Before SoHo, This Building Was at the Heart of New York’s Arts District

A storied building that once anchored New York's original arts district is getting a second act. The property, originally built as a cooperative for artists on the West Side, later served as office space for decades. Now, it is being reborn as a luxury condominium called Parc Beaufort.

The structure dates back to a time before SoHo became synonymous with artist lofts. It was part of a wave of housing designed specifically for working artists, offering large windows, high ceilings, and open floor plans. Over the years, the co-op model faded, and the building was converted into commercial offices. But the latest owners see a different future.

The new development aims to restore the building's residential character while adding modern amenities. Units are being marketed as spacious, light-filled homes with high-end finishes. The project reflects a broader trend in New York real estate, where older commercial buildings are being converted back into housing as demand for luxury apartments remains strong.

Parc Beaufort is not just about square footage. The developers are leaning into the building's creative history, referencing its role in the city's early arts scene. Renderings show a lobby with curated art and communal spaces designed to foster a sense of community. For buyers, it offers a chance to live in a piece of New York history, albeit one polished for a new era. The building is expected to open for sales later this year.
