BALDWIN COUNTY, Ala. - The latest monthly report from the local real estate association shows a mixed bag for July 2026, with some segments of the market climbing while others dipped. The data, released this week, covers all residential closings across the county, including single-family homes, condos, and townhomes.
Closed sales for single-family homes saw a slight uptick compared to July of last year, a sign that buyer demand remains steady in the area. However, the median price for those homes edged down by a small margin, suggesting that sellers are having to adjust their expectations to match what buyers are willing to pay. Condo sales, on the other hand, took a sharper drop, with both the number of closings and the average price falling from the same period in 2025.
New listings also dipped, which continues a trend seen over the past several months. That lower inventory has kept the market competitive in certain price ranges, especially for homes under 400,000 dollars. Days on market, a key measure of how long properties sit before selling, stretched out a bit longer than the previous month, giving buyers a little more time to make decisions without feeling rushed.
Real estate agents in the area say the market is normalizing after a few years of rapid price growth. They point to steady job growth and new construction in parts of Foley and Daphne as reasons for cautious optimism. Still, higher interest rates are keeping some first-time buyers on the sidelines, and that is showing up in the slower activity at the lower end of the price scale.
